In line with the Tenant Fees Act 2019
Holding Deposit
Once you decide to proceed with renting a property, a holding deposit equivalent to one week’s rent is payable.
- This will be deducted from your move-in costs if the tenancy goes ahead.
- If the landlord decides not to proceed, or an agreement is not reached through no fault of your own, the holding deposit will be refunded in full.
- The deadline to enter into a tenancy agreement is 15 days from receipt of the holding deposit, unless otherwise agreed in writing.
The holding deposit may be retained if:
- False or misleading information is provided
- A Right to Rent check is failed
- You withdraw from the proposed tenancy
- You fail to take reasonable steps to enter into the tenancy
If the holding deposit is retained, written reasons will be provided within 7 days.
Security Deposit (per tenancy)
- Annual rent below £50,000:
Five weeks’ rent - Annual rent of £50,000 or more:
Six weeks’ rent
The deposit covers damage or defaults during the tenancy and will be protected within an approved Tenancy Deposit Scheme. It will be returned in line with the tenancy agreement.
Changes to the Tenancy Agreement
£50 (including VAT) per variation
Payable where changes are requested after the tenancy agreement has been signed. This covers landlord instructions and preparation of updated legal documents.
Change of Tenant or Sharer
£50 (including VAT) per replacement tenant, or reasonable costs incurred if higher.
This covers landlord instructions, referencing, Right to Rent checks, deposit registration, and preparation of new legal documents.
Late or Unpaid Rent
Interest may be charged at 3% above the Bank of England Base Rate, calculated daily from the rent due date until payment is received.
This will only apply where rent is more than 14 days overdue.
Lost or Broken Keys
Tenants are responsible for the reasonable cost of replacing lost, broken, or damaged keys, fobs, locks, or security devices.
Where locks need to be changed, costs may include locksmith charges, replacement locks, and new keys. A full itemised breakdown will always be provided.
Early Termination (Tenant Request)
If a tenant requests to leave the tenancy early, they will be responsible for:
- The landlord’s reasonable costs of re-letting the property
- Rent due until the replacement tenancy begins
These costs will not exceed the rent outstanding under the tenancy.
